Glazing putty for sash windows: the heritage-correct method

Why putty rather than beads on a period sash, how to work on glazing bars without breaking them, what listed-building status changes, and the order of work when the sash comes out of the box frame.

A box sash is the most putty-dependent window ever built in Britain. Thin glazing bars, a lot of glass perimeter relative to pane area, timber that moves with the seasons, and a detail so slim that anything bulkier than a knifed fillet changes the look of the building. Everything about the design assumes putty, and it shows the moment somebody substitutes something else.

Why putty, and not beads

Timber glazing beads are quicker, cleaner and can be done in the rain. On a period sash they are also, visually, the wrong answer, for a reason that has nothing to do with sentiment.

A knifed putty fillet tapers. It reads as a thin dark line at the edge of the glass and disappears into the shadow of the rebate. A bead is a solid section of timber with a face, and it necessarily projects — so the sight line thickens, the glass area shrinks fractionally, and the whole window reads heavier. On a six-over-six sash with eight-millimetre bars, that difference is obvious from the pavement. Multiply it across a terrace and it is the difference between a street that looks Georgian and one that looks refurbished.

There are also practical arguments. Putty is repairable in patches forever; a bead has to be prised off, and prising a bead off a two-hundred-year-old bar frequently splits the bar. Putty seals to the glass continuously; a bead relies on a bedding compound that you cannot inspect once it is on.

What listed status and conservation areas actually change

Two distinctions matter, and they are commonly muddled.

Straightforward repair is normally not an issue. Renewing failed putty like-for-like on a listed building is maintenance, not alteration. You are not changing the material, the profile or the appearance. Nobody expects a consent application to renew a fillet.

Changing the character of the glazing is a different matter. Swapping putty for beads, changing to a thicker glass, thickening the glazing bars, or replacing historic glass with modern float, all alter the appearance of a listed building — and unauthorised alteration to a listed building is a criminal offence, not a planning technicality. In a conservation area the pressure is usually applied through Article 4 directions and through what the local planning authority will accept, rather than through listed-building law, but the practical answer is the same.

The sensible route on anything listed is a phone call to the council’s conservation officer before you start. It costs nothing, it is usually a short conversation, and having asked is worth a great deal if a question arises later.

Historic England’s general position — repair rather than replace, retain historic fabric, use traditional breathable materials — supports putty repair strongly. What it does not do is approve products. No conservation body endorses a brand of putty, and any supplier implying otherwise is overselling.

Historic glass: handle as if irreplaceable, because it is

Crown glass (spun, with the characteristic curved ripple and, in the centre of the disc, the bullion) and cylinder glass (blown, drawn out flat, with fine linear distortion) cannot be bought new. Modern “restoration” glasses are good imitations, and they are imitations.

If a sash still holds its original glass, that glass is likely the single most valuable thing about the window. When you are hacking out around it:

  • Warm the putty properly first. Cold chiselling is how old panes crack.
  • Keep heat off the glass itself — thermal shock, and old glass is less uniform and less tolerant than float.
  • Tap down towards the frame, never across the pane, and never lever a knife against glass.
  • Accept it will take longer. An hour saved is not worth a pane of 1820s glass.
  • If a pane does break, keep the pieces. A good glazier can sometimes reuse the larger fragments in smaller openings elsewhere in the building.

Working on glazing bars

Glazing bars are the fiddliest part of a sash and the place where technique matters most.

The rebates are small — often only 8–10 mm wide — so the fillet is correspondingly small, and there is very little room for error between “no putty visible from inside” and “not enough putty to seal”. Aim, as always, for the face of the fillet about 2 mm below the sight line, and use a narrower putty knife than you would on the outer frame: a 25 mm blade rather than a 50 mm one gives far better control in a bar.

Bars are also structurally slight. A 19th-century ovolo bar can be under 20 mm thick with the rebates taken out of it, and it will snap if you lever against it. Support the bar with your free hand while you work the hacking knife, and take the putty off in shorter sections than you would elsewhere.

Where a bar has already cracked or a joint has opened, deal with that before puttying. Putty will not hold a broken bar together, and a bar that flexes will crack the new fillet within a year.

Order of work: sash in or sash out?

Whenever the sash can come out, take it out.

Sashes out, glazed flat on a bench is how professional restoration is done. Gravity holds the bedding in place while you set the glass, you can see what you are doing, you can work at a comfortable height, and there is no ladder. If the sashes are already coming out for cord replacement or draught-proofing, glazing at the same time costs almost nothing extra.

The sequence for a full overhaul is:

  1. Sashes out — parting beads and staff beads off carefully; they are usually original and are easily split.
  2. Any timber repairs to rails, stiles and bars.
  3. Strip and prepare, including priming the rebates.
  4. Glaze and putty, sashes flat on a bench.
  5. Wait for the skin, prime and paint.
  6. New cords, re-balance the weights, re-fit, and draught-proof.

Sashes in situ works for a straight re-face where the glass is staying put. Sheet up inside, sheet up below, and be aware you are working with a chisel against glass that has nothing behind it — a helper pressing gently on the inside face while you hack out makes it considerably safer.

Sash-specific mistakes

Skipping the primer inside a bar rebate. The rebate on a glazing bar is small and awkward and it is tempting to leave it. It is also, being small, the place where the timber-to-putty ratio is worst and oil starvation happens fastest. Prime it.

Bedding an entire six-over-six on one tub without kneading. Putty stiffens as you work through a tub in cold weather. Knead each lump properly or you will see the difference between the first pane and the last.

Puttying before the timber repairs. Epoxy repair systems need to be shaped and primed before glazing, not after.

Painting the sashes shut. Nothing to do with putty, but it happens in the same operation. Cut the paint at the meeting rails and run the sashes while the paint is still soft.

Slim double-glazed units bedded on linseed putty. The single most costly mistake made on heritage sashes, and it is made constantly. See below.

The slim-unit problem

Many owners of period sashes want to keep the window and improve the glazing, and slim double-glazed units and vacuum glazing are both now realistic options for doing that. What they are not is putty-compatible.

Every sealed unit — however slim, however heritage-marketed — depends on a hermetic edge seal around its perimeter. Linseed oil migrates into that seal and degrades it. The unit fogs, usually within a year or two, and there is no repair: the unit is scrap and the whole job has to be done again with the correct materials.

If you are fitting a sealed unit into a period sash, the bedding and fronting materials are whatever the unit manufacturer specifies, or a tested putty-replacement sealant such as an MS-polymer product. Several are formulated to be knifed to a putty-like bevel and painted, which keeps the sight line honest even though the material is modern. This is one place where the traditional material is the wrong choice, and where saying so plainly matters more than being romantic about linseed.

Maintenance on a sash

The regime is the same as any puttied window, with one addition: sashes move, so the paint at the glass joint works harder.

  • Annually, look at the bottom rail fillets of every sash, inside and out. That is where water sits.
  • Every five to eight years, repaint, cutting in over the putty-to-glass joint each time.
  • Repair in patches as sections fail. A sash that has been maintained never needs stripping wholesale.

Done this way, a putty-glazed sash outlives every replacement window that has ever been sold as its successor — which is the whole argument for keeping it.
